Becoming an Epcon Communities Builder Partner involves a serious commitment. Obviously, you should expect to have many questions before making that commitment. It will require a face-to-face meeting with an Epcon representative to answer all of your questions. As a starting point, here are answers to some basic questions we are frequently asked.
Q. What's the size of a typical Epcon community? A. Communities vary in size with the amount of land available, setbacks, allowable densities and government regulations. The average community comprises 100 homes, with the smallest having 60 homes.
Q. What capital is required? A. Typically, capital of at least $1 million is required to finance an Epcon Communities project.
Q. Is my territory protected? A. A protected market area is established for each project and Builder Partner in good standing. Other Epcon Communities Builder Partners are prohibited from building in your protected area during the construction and initial marketing period for up to 3 years after you sign the Market Area Agreement with us.
Q. Does Epcon arrange financing or recommend investors? A. We neither arrange financing nor recommend investors. We can, however, show you how other Epcon Communities Builder Partners structure their financing and bring investors into their system. We can also introduce you to lenders who have worked with other Epcon Builder Partners.
Q. Can I continue my present career and hire others to operate the franchise for me? A. We recommend that you make a full time commitment to being an Epcon Communities Builder Partner.
Q. How many people will I need to hire? A. Typically, Builder Partners hire two full-time sales consultants, a job superintendent, as well as construction and service technicians. Other staff may include accounting and administrative personnel.
Q. May I talk with some Epcon Communities Builder Partners about their experience? A. Yes, in fact, we encourage it. Our franchise disclosure document contains a list of all current Builder Partners, their location and phone numbers.
